The property at 3200 Henderson Boulevard in South Tampa captures the essence of Interstruct’s architect-as-developer model—buy, redevelop, reposition, and deliver long-term value that capitalizes on all our areas of service.

From Acquisition to Repositioning

Interstruct first purchased the property, a tired C-class building, as part of our own portfolio. Over three years, we managed the site, made strategic improvements, and upgraded the finishes and exterior to reposition it as a stronger B+ asset with renewed tenant interest. This is how we test our own development strategies: by putting Interstruct’s integrated services—investment, architecture, construction, and management—to work on our own projects.

Designing the Next Chapter

When it came time to sell, our architecture team’s Design Lead Nathan Wallace created renderings to help potential buyers envision the building’s future. That vision resonated with Jimmy Barker, owner of BioDesign Clinic + MedSpa, who purchased the property and hired Interstruct to take the next step: a full design + build adaptive reuse of the building.

Transforming the property into BioDesign Clinic + MedSpa through design + build

Working in tandem, Interstruct architecture and construction teams transformed the stand-alone building inside and out, creating a new flagship space for BioDesign Clinic + MedSpa while maintaining tenant use of the two-story, boomerang-shaped companion building. The result is a complete transformation—from underperforming retail to a health-focused complex that reflects the growth of South Tampa and the future of healthcare delivery.
